These Terms of Service ("Terms") constitute a legally binding agreement between you ("User," "you," or "your") and Plot Finder ("Company," "we," "our," or "us") governing your access to and use of our website, applications, and services related to land and plot investments in the United Arab Emirates.
By accessing or using our platform—whether as a buyer, seller, investor, developer, real estate professional, or visitor—you acknowledge that you have read, understood, and agree to be bound by these Terms. If you do not agree to these Terms, you must not use our services. These Terms are governed by the laws of the United Arab Emirates and the Emirate of Dubai.
Plot Finder operates a digital platform specializing in land and plot listings, investment advisory, and transaction facilitation across all seven emirates of the UAE: Abu Dhabi, Dubai, Sharjah, Ajman, Umm Al Quwain, Ras Al Khaimah, and Fujairah. Our services include:
Plot Finder acts as an intermediary platform. We do not own the listed properties nor act as the principal in any real estate transaction. All transactions are conducted between users and/or third-party professionals in accordance with UAE real estate regulations, including those enforced by the Dubai Land Department (DLD) and the Real Estate Regulatory Agency (RERA).
To use certain features of our platform, you must be at least 21 years of age and have the legal capacity to enter into binding contracts under the laws of your jurisdiction. By using our services, you represent and warrant that you meet these requirements.
When you create an account, you agree to provide accurate, current, and complete information. You are responsible for maintaining the confidentiality of your account credentials and for all activities that occur under your account. You must notify us immediately of any unauthorized use of your account.
Corporate users must ensure that the individual registering on behalf of the company has proper authority to bind the company to these Terms. Companies operating in or investing in the UAE must comply with applicable commercial licensing and registration requirements.

We reserve the right to suspend or terminate accounts that violate these Terms or engage in conduct we deem harmful to our platform, users, or reputation.
Listings: Users who post listings represent that they have the legal right to offer the property for sale or lease and that all information provided is accurate. Plot Finder does not guarantee the accuracy of listings and recommends that buyers conduct their own due diligence, including title searches through the Dubai Land Department or relevant authorities.
Content: You retain ownership of content you submit. By submitting content, you grant Plot Finder a non-exclusive, royalty-free, worldwide license to use, display, and distribute such content in connection with our services. You represent that you have the right to grant this license.
Our Intellectual Property: The Plot Finder name, logo, platform design, software, and all related intellectual property are owned by us or our licensors. You may not use, copy, or modify our intellectual property without our prior written consent.
Certain services may be subject to fees as disclosed at the time of use. Fees may include listing fees, subscription fees, transaction fees, or other charges. All fees are quoted in UAE Dirhams (AED) or as otherwise specified. You are responsible for any applicable taxes, including UAE Value Added Tax (VAT) where applicable.
Payment terms will be specified in separate agreements or at the point of purchase. Refund policies, where applicable, will be communicated at the time of transaction. Plot Finder reserves the right to modify fee structures with reasonable notice to users.
Real estate transactions facilitated through our platform may involve fees payable to third parties (e.g., brokers, government authorities, legal professionals). Such fees are separate from Plot Finder's platform fees and are the responsibility of the relevant parties as agreed between them.
General Disclaimer: Our platform and services are provided "as is" and "as available" without warranties of any kind, either express or implied. We do not warrant that our services will be uninterrupted, error-free, or free of harmful components.
Real Estate Disclaimer: Plot Finder does not provide legal, financial, or tax advice. Information on our platform is for general informational purposes only. Property values, market conditions, and regulatory requirements in the UAE can change. Users should consult qualified professionals—including licensed real estate brokers, lawyers, and financial advisors—before making investment decisions.
Third-Party Content: We are not responsible for the accuracy, legality, or quality of content provided by users or third parties. Any transactions between users are solely between those parties, and Plot Finder is not a party to such transactions unless expressly stated.
To the maximum extent permitted by applicable law in the UAE, Plot Finder, its directors, officers, employees, and affiliates shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including but not limited to loss of profits, data, or goodwill, arising from or related to your use of our services.
Our total liability for any claims arising from these Terms or your use of our services shall not exceed the greater of (a) the amount you paid to Plot Finder in the twelve (12) months preceding the claim, or (b) one hundred UAE Dirhams (AED 100).
Nothing in these Terms excludes or limits our liability for death or personal injury caused by our negligence, fraud, or any other liability that cannot be excluded or limited under applicable UAE law.
You agree to indemnify, defend, and hold harmless Plot Finder, its affiliates, and their respective directors, officers, employees, and agents from and against any claims, damages, losses, liabilities, costs, and expenses (including reasonable legal fees) arising from: (a) your use of our services; (b) your violation of these Terms; (c) your violation of any third-party rights; (d) your content or listings; or (e) any dispute between you and another user or third party.
These Terms shall be governed by and construed in accordance with the laws of the United Arab Emirates and the Emirate of Dubai, without regard to conflict of law principles.
Any dispute arising from or relating to these Terms or our services shall first be attempted to be resolved through good-faith negotiation. If resolution cannot be achieved within thirty (30) days, the dispute shall be submitted to the exclusive jurisdiction of the courts of Dubai, United Arab Emirates.
For users in the Dubai International Financial Centre (DIFC), the DIFC Courts may have jurisdiction where applicable under DIFC law.
We reserve the right to modify these Terms at any time. We will notify you of material changes by posting the updated Terms on our website and updating the "Last updated" date. Your continued use of our services after such changes constitutes your acceptance of the modified Terms.
If you do not agree to the modified Terms, you must discontinue use of our services. For significant changes, we may provide additional notice, such as by email or in-app notification.
Entire Agreement: These Terms, together with our Privacy Policy and any additional agreements you enter into with us, constitute the entire agreement between you and Plot Finder regarding our services.
Severability: If any provision of these Terms is held to be invalid or unenforceable, the remaining provisions shall continue in full force and effect.
Waiver: Our failure to enforce any right or provision of these Terms shall not constitute a waiver of such right or provision.
Assignment: You may not assign or transfer your rights or obligations under these Terms without our prior written consent. We may assign our rights and obligations without restriction.
